Ásland 4 – open for applications
Ásland 4 is the newest development area in Hafnarfjörður, and the municipality of Hafnarfjörður has now opened applications for plots in the first phase of the development. Applications are invited for 65 plots for detached houses and 12 plots for terraced houses.

Ásland 4 is the newest development area in Hafnarfjörður, and the municipality of Hafnarfjörður has now opened applications for plots in the first phase of the development. Applications for 65 plots for detached houses and 12 plots for terraced houses. Ásland 4 is a residential neighbourhood, a continuation of the surrounding areas, namely Ásland 3 and new residential areas in Skarðshlíð and Hamranes. The area is bordered by Ásfjall with Mógrafarhæð, which juts into the area from the north, the residential area of Ásland 3 to the north-east, Ásvallabraut to the east and south, and new residential development in Skarðshlíð and Hamranesi to the west.

Ásland 4 – the neighbourhood as a whole
Emphasis on low-rise detached houses and small blocks of flats
A strong emphasis was placed on a holistic vision, sustainable planning, a green aesthetic, and diverse outdoor spaces in the planning and design of the neighbourhood. The development will consist of low-rise detached houses; bungalows, semi-detached and terraced houses, as well as small blocks of flats with private entrances and minimal communal areas. Emphasis is placed on connecting the neighbourhood internally with green spaces or tree belts. These belts will feature footpaths and numerous trees, providing shelter and a connection to nature. The recreational areas at Hvaleyrarvatn are close by, as are the woodlands and diverse natural surroundings of the town's uplands. One of the main objectives of the area's planning is to make good use of the unique southward views towards Helgafell and Lönguhlíðar.
65 plots for detached houses and 12 plots for terraced houses
In this first phase, 65 plots for detached houses and 12 plots for terraced houses with 3-5 flats are available for allocation. 25 of the detached houses are single-storey and 40 are two-storey. Once fully built, the neighbourhood will house around 550 homes, with an estimated population of 1,400.

Ásland 4 – allocation of plots in the first phase of development
The allocation of detached house plots takes place by draw.
Individuals have priority in the allocation of detached house plots, and only legal entities can apply for the terraced house plots. Applicants for detached house plots in Ásland 4 do not apply for specific plots but instead submit a general application for a detached house plot. Applicants with valid applications will be ranked in numerical order by a draw conducted by a representative of the District Commissioner for the Capital Region, and will be offered the opportunity to select a plot in order of this ranking at a selection meeting, cf. Art. 5 of the General Rules of the City of Hafnarfjörður on the Allocation of Plots and Sale of Building Rights. Legal entities may apply for specific terraced house plots, and an application will be drawn for each plot.

Plot prices reflect the maximum build density on a plot. Prices for detached house plots range from approximately 21 to 37 million króna. Prices for terraced house plots range from approximately 58 to 95 million króna.

Applications must be submitted online, and it is important to submit all relevant supporting documents at the same time to ensure the application is valid.
- Individuals must submit a loan commitment/statement from a commercial bank or financial institution, or a valuation report, for 40 million króna.
- A legal entity applying for a terraced house plot must submit an annual account or a valuation from a commercial bank, together with a statement from the applicant themselves confirming that they are able to meet the projected investment.
The deadline for applications is 11 a.m. on Friday, 11th November.
The deadline for applications for the first allocation of Phase 1 of Ásland 4 is 11 a.m. on Friday, 11 November. The speed of application processing will depend on the number of applications, and information on this will be provided at a later date.
