Hundreds of detached house plots available for allocation in a beautiful area.

Another housing estate is being built in Hafnarfjörður.

Ásland 4 is the newest development area in Hafnarfjörður, and plots in this beautiful area on the southern slopes of Ásfjall will be allocated in 2022, the first in the spring months. The planning of a new neighbourhood, alongside a proposal to amend the master plan for Ásland 4 and 5, was approved at a council meeting on 9 February. The neighbourhood will include around 550 homes, with a projected population of approximately 1,400. Emphasis is placed on connecting the neighbourhood internally with green spaces or tree belts. These belts will feature footpaths and a number of planted trees that provide shelter and a connection to nature.

Emphasis on low-rise detached houses and small blocks of flats

Ásland 4 is a residential area, a continuation of the neighbourhoods on either side, namely Ásland 3 and new residential areas in Skarðshlíð and Hamranesi. The area is defined by Ásfjall, with Mógrafarhæð protruding into the area from the north, the residential development of Ásland 3 to the north-east, Ásvallabraut to the east and south, and new residential development in Skarðshlíð and Hamranes to the west. The main emphasis in Ásland 4 is on low-rise detached houses, bungalows, semi-detached and terraced houses, as well as small blocks of flats with individual entrances and minimal communal areas. A total of around 550 homes, of which approximately 200 will be detached houses, around 130 will be townhouses and semi-detached houses, and around 220 will be small blocks of flats. A three-to-four-form-entry nursery school is also planned. The recreational areas at Hvaleyrarvatn are a short distance away, as are the woodlands and varied natural scenery found throughout the town's uplands. One of the main objectives of the plan is to make good use of the unique south-facing views towards Helgafell and Lönguhlíðar.

New neighbourhoods with around 2,800 homes and 6,500 residents

There is high demand for residential plots in Hafnarfjörður, as in the entire capital region. Development sites and blocks for multi-family housing in Hamranes, Hafnarfjörður, for a total of around 1,600 homes, sold out quickly in 2020-2021. The first sod was cut in Hamranes in February 2021, and development there is in full swing. The last detached house plots in Skarðshlíð, for a total of 285 homes, were allocated in February 2021. In Skarðshlíð, 26 blocks of flats with 231 apartments are also being built. The first residents in the Skarðshlíð neighbourhood moved in during the summer of 2020, and the first residents in Hamranes are expected to move in this year. These three new neighbourhoods in Hafnarfjörður will eventually house around 2,800 flats and 6,500 residents.
