The Municipality of Hafnarfjörður invites tenders for the industrial plot Norðurhella 3 in Hafnarfjörður. The plot measures 2,283.2 square metres and a two-storey building, totalling 822 square metres, is planned. The plot ratio is 0.36 and the maximum permitted building height is 7.5 metres above the floor level. The building envelope is 416 square metres, with a maximum of 32 parking spaces on the plot. A minimum price has been set for the plot at kr. 28,657,863. Offers below the minimum price will be considered invalid.
Selhraun South – Event Area A7
Norðurhella 3 is within the Selhraun southern planning area, in activity zone A7, which is designated for light industrial activities with a low risk of pollution, such as service operations, clean workshops, offices, and agencies and wholesalers. The plot is not suitable for industrial activities requiring extensive space, such as outdoor work areas, or for activities involving heavy goods transport. The plot to the east of the building line may not be used for outbuildings, storage containers or the like. Particular care must be taken in the design of any building on the plot to ensure that the appearance of the eastern elevation (the rear) is as well finished as the main elevations.
Requirements for applicants
The applicant must submit the following documents with their bid for the plot; if the applicant does not meet these requirements, their bid will not be accepted:
- The applicant must have positive equity over the last 2 years and must submit audited annual accounts for 2021 and 2022 from a certified auditor as proof.
- The applicant must demonstrate their own funds for the development on the plot, or a confirmation from a bank/financial institution regarding financing.
- Unblemished construction history for the last 2 years, confirmation from an insurance company and the building control officer where the applicant has worked, and works on the plot and house must be completed within 3 years of allocation.
