A true natural gem in a superb location.

Skarðshlíðin is a new, family-friendly housing estate in Hafnarfjörður, situated on a flat and a slope to the south and west of Ásfjall. The design and planning of the neighbourhood has emphasised a holistic vision, cohesive streetscapes, sustainable development, green spaces, and a diverse outdoor environment. All amenities are within easy reach, employment opportunities in the local area are plentiful, and there is close proximity to the hinterland of Hafnarfjörður and beautiful natural attractions.

Mixed residential development

In the Skarðshlíðar neighbourhood, a mixed development of detached houses, semi-detached houses, terraced houses and low-rise blocks of flats is rising. Plots for multi-unit properties are situated on the flat near the school, but the development then ascends the Skarðshlíðarbrekkan slope, with terraced houses and semi-detached houses at the bottom and detached houses further up where the gradient is steeper. The neighbourhood is suitable for everyone, whether it's couples, small or large families, or older individuals who want to downsize but still move into a new home. The local primary school, Skarðshlíð School , has already opened, and a nursery will open in autumn 2019. The development of the neighbourhood is divided into three phases:

  • Phase 1: Plots for 26 blocks of flats with 231 flats, situated on a flat site. All plots sold.
  • Phase 2: Plots for detached, semi-detached, terraced and block-built houses, comprising a total of 165 dwellings.
  • Phase 3: Plots for detached houses, semi-detached houses, terraced houses and flats, totalling 120 dwellings.

Good transport links

Transport links between neighbourhoods are fairly good and are constantly improving. A new flyover on Krýsuvíkurveg has been opened, and the dualling of the Reykjanesbraut within Hafnarfjörður is on the horizon. Ásvallabraut will then further ease traffic to and from the neighbourhood, as can be seen in the picture. The design and planning of the neighbourhood places an emphasis on cohesive streetscapes and an environmentally friendly layout, with safe and well-maintained walking routes to schools and sports facilities. The siting of the Hamranes Line through the neighbourhood has hindered development. The relocation of the line is now under way, and it is expected that the works will be fully completed in early November 2019.
