  1. Part A of building permits

    • 1109301 – 55 Hjallabraut, amendment to the building permit

      Hjallastefnan applies on 22/09/11 to amend previously approved plans. The appearance of the south side has been changed, the WC has been increased in number and relocated, and the number of coat cupboards has been reduced, in accordance with the plans by Kjartan Sigurðsson dated 07/08/11, amended on 20/09/11.

      The Planning and Building Officer approves the application in accordance with Article 11 of the Buildings Act no. 160/2010.

    • 1103140 – Hlíðarbraut 2, as-built drawings

      On 07.03.11, Valdimar Geir Halldórsson applies for the land at Hlíðarbraut 2, land number 120883, to be made into a single assessment unit, as it is currently registered as two assessment units. According to drawings by Sara Axelsdóttir dated 07.03.11. New drawings were received on 21.09.11, along with a statement of consent from the mortgagee regarding the merger of the properties.

      The Planning and Building Officer approves the application in accordance with Article 11 of the Buildings Act no. 160/2010.

    Part B: Organisational Matters

    • 1108286 – 34-36 Sörlaskeið, Local Plan Amendment

      Thórður K. Kristjánsson and Sigurður Ingvarsson applied on 26 August 2011 for a change to the detailed plan for Sörlaskeið 34 and Sörlaskeið 36, in accordance with drawings by Friðrik Friðriksson. New drawings were received on 21 September 2011.

      The Planning and Building Officer refers the matter to a local consultation in accordance with section 2 of article 43 of the Planning Act No. 123/2010.

    • 1109257 – Erluás 39, property advertisement

      On mbl.is there is an advertisement for Erlaás, where the house is registered with the Land Registry at 266.7 m² and the garage at 46.6 m². In addition, there is an unregistered area of about 150 m² according to the owner, and it is said that the house is divided into three flats.

      The Planning and Building Officer points out that only one dwelling is registered in the house, and this is in accordance with the neighbourhood's detailed plan. An unregistered space is only approved as an unfinished space, not for use, as this would not comply with the neighbourhood's detailed plan regulations on the utilisation ratio.

    • 1108269 – Álfaskeið 59. Kofi outside the grounds.

      A complaint has been received from a neighbour regarding a cabin on the grounds of Álfaskeið no. 59. The planning and building officer has required the owner to remove the cabin.

      The Planning and Building Officer advises the owner, as an alternative, to apply to the Town Council for a plot extension.

    • 1103095 – Fífuvellir 37, final inspection

      The final inspection of the premises has not been carried out.

      The Planning and Building Officer reiterates the daily fines imposed on the building manager, Bárður Ágúst Gíslason, VAT no. 160560-3639, at kr. 20,000 per day, in accordance with the authority in Article 56 of the Building Regulations Act no. 160/2010. The daily fines will be collected from 15 July, as the request has not been complied with by that date. Furthermore, the Planning and Building Officer will refer the matter to the Building Authority for a reprimand in accordance with section 57 of the same Act.

    • 1105201 – Kaplahraun 7a, plot and planning matters

      The letter from Snorri Hafsteinsson, on behalf of Rafhitunar ehf., dated 04.05.11, is reconsidered, in which a comment regarding poor upkeep of the site is addressed. The matter concerns poor management of the plot bounded by Kaplahrauni 7abcd, which is a shared access road where all property owners are supposed to have access to their own properties. On 20/05/11, the Planning and Building Officer proposed that the plot be subdivided and requested a proposal for this. If this is not received within two months, the Planning and Building Officer will propose the subdivision. The request has not been addressed.

      As the request has not been addressed, the Planning and Building Officer will propose a division of the plot by legal means.

    • 0803020 – Hvaleyrarbraut 35, fit-out

      Hvaleyrarbraut 35, stage of construction and use.

      The planning and building officer requires the owner/building supervisor to apply for a temporary occupation certificate in accordance with Article 34 of the Building Regulations No. 160/2010 no later than four weeks after, followed by a final inspection. Failure to comply will result in the Planning and Building Officer exercising the power under Article 56 of the Building Regulations Act to impose a daily penalty.

    • 1109334 – Miðvangur 155, alteration to previously approved drawings

      Sigurleifur Kristjánsson applies on 26.09.11 for a change to previously approved plans. Sunroom removed, sun deck enlarged, schedule of changes amended. According to drawings by Sigurþór Aðalsteinsson, dated 15.09.11.

      The Planning and Building Officer has deferred the matter as the submitted documents are insufficient. Please see the attached comments.

    • 1109333 – Fagrakinn 15, alteration

      On 26 September 2011, Guðrún Bergsteinsdóttir applied for a change to a building permit. A boiler room was converted into a bathroom, and the lower floor was extended. According to drawings by Sveinbjörn Hinriksson, dated 26 September 2011.

      The Planning and Building Officer has deferred the matter as the submitted documents are insufficient. Please see the attached comments.
