Hafnarfjörður is advertising industrial plots for application in Hellnahraun, Kapelluhraun, Selhraun and on the Völlum central site for diverse businesses seeking a future location. The area has ready-made plots available in a rapidly growing industrial and business park. The area already boasts a strong business community, with excellent transport links, close proximity to the international airport and harbour. The district has seen significant development and rapid growth in recent months, and access to shops, a pharmacy, a bakery, restaurants and a gym has become very convenient.

The advantages of industrial plots in this area of Hafnarfjörður are manifold. The area is experiencing rapid growth, with significant development of both residential and industrial properties, which has a corresponding effect on property prices and the value of the plots. The business park is divided by industry, making it ready to welcome companies of all sizes and types, including those in tourism, retail, services, the knowledge industry, manufacturing, port operations, and heavy industry. This classification is based, in part, on grouping related activities together, so that each company can choose the environment that best suits it.
- Business Park B1 – commercial activities in an area designated as an activity area. In activity areas, priority is given to commercial activities with a low risk of pollution, such as light industry, retail, office premises, warehouses, clean workshops and other service activities.
- Business Park B2 – commercial activity in an area designated as an industrial area. In B2 zones, light industry and commercial activities with a negligible impact on the environment are permitted, such as various workshops, manufacturing, recycling and printing services.
- Business Park B3 – Commercial activity in an area designated as an industrial area. In B3 zones, heavier industry that can have negative environmental impacts is permitted and is subject to legislation and regulations on pollution control. This area is intended for large-scale industrial activities such as factories, power stations, substations, utility stations, sewage pumping and treatment plants, oil storage facilities, and waste reception centres.
A new motorway interchange for the Reykjanesbraut and Krýsuvíkurvegur, which is included in the 2017 transport plan, will further improve access to the area and open it up even more to traffic from all directions, including to the harbour and port area, the domestic airport and the international airport, as well as the main transport routes to and from the greater capital region.
Plots ready for handover – information
Attached are details of the plots available in each respective area.
Here is an overview of the area for clarification.
- Hell's Lava 2 – 22 plots from 3,700 – 10,300 m2 of a size ready for handover. Hellnahraun 2 is defined as a Class B2 industrial area.
- Hellnar Lava Field 3 – 100 plots from 2,700 – 8,700 m2 in size. Hellnahraun 3 is designated as an industrial area for classes B1 and B2. In the easternmost part of the area, class B1 commercial activity is permitted. Other plots are intended for commercial activities that have a negligible impact on the environment. 43 plots are already available for immediate allocation. Other plots are in the final stages of development.
- Selhraun North and Selhraun South – bordered by the Krýsuvíkurveg road to the west and residential areas in Vogar to the east. The area comprises 7 plots ranging from 2,200 to 6,700 m².2 in size. Selhraun is defined as a Class B1 industrial area.
- Vellir Central Area – The central area is bordered by the Reykjanesbraut to the north and the Ásbraut to the south. There are two plots for sale in the area, each of approximately 2,700 m².2 in size. The Vellir central area is defined as a commercial and service area.

Kapelluhraun 1 – bounded to the north by the proposed alignment of the Reykjanesbraut and to the south by a quarter-mile track. The area comprises 13 plots ranging from 3,000 to 30,000 m².2 in size. Kapelluhraun is defined as a B3 industrial area.
Applications for plots
Each application costs 3,000 kr., which is payable upon submission at the Hafnarfjörður Borough Council's service desk, Strandgata 6. Applications can also be submitted electronically via My Pages on the website of the City of Hafnarfjörður. Payment for the application should be made to account: 0327-26-59, kt. 590169-7579. Please send proof of payment to hafnarfjordur@hafnarfjordur.is. Customer service is open on all weekdays from 8 am to 4 pm. Please note that grants are only awarded to legal entities.
The application must be accompanied by the following information and supporting documents.
- Clearly specify the area for which a plot is being applied for and the desired size of the plot.
- Describe the proposed activity and its environmental impacts.
- Annual accounts for the year 2015, certified by a qualified auditor
- Statement by a lending institution on the financing of construction works
