A fantastic opportunity in the heart of Hafnarfjörður
The Municipality of Hafnarfjörður is putting 1 Strandgata, 4a Austurgata and 6 Austurgata up for sale and invites tenders. The properties will be sold together, with a minimum price of 700 million ISK. The location of the properties and plots offers great potential and opportunities. Emphasis is placed on ensuring that activities on the ground floors are in line with the city's strategy to strengthen the heart of Hafnarfjörður and further enhance its appeal. The properties currently house, among other things, the Hafnarfjörður Library, which will move to a new and impressive premises in the Fjörður shopping centre at the beginning of 2026.
The minimum price is 700 million.
Parking is resolved in accordance with the local plan. The property valuation and site valuation of the existing buildings is almost 560 million króna. Road construction charges and building rights fees for new square metres, and the building rights fee for converting commercial premises into residential properties, based on the index figure for October 2024, total kr. 126,494,490. Hafnarfjörður is inviting tenders for the properties. The price includes road construction charges and building rights fees in accordance with the detailed plan. The minimum price is 700 m.kr. - 1 Strandgata. The city centre plan for Hafnarfjörður provides for a change of use at Strandgata 1, which currently houses the Hafnarfjörður Library. The plan allows for the property to be extended and converted into 11 flats on the upper floors. The ground floor is to be occupied by retail and service premises. The prospective landowners are then to work with proposals from ASK architects and break up the existing building's roof structure. The City of Hafnarfjörður is relocating the library, and the plots and properties are expected to be available for use in early 2026.
- 4a Austurgata. A gable is permitted on the north side of the building, and it is to be restored to its original form. Two flats are proposed on the upper floors from East Street, and a shop/service on the ground floor from Strand Street.
- East Road 6. 6 Austurgata is a new-build, two-storey building with an attic and a basement, and is intended to house two flats, with access from Austurgata, and a service/shop with access from Strandgata.
Offer and detailed report
The bidder shall, with their offer for the purchase price, also submit a statement regarding the type of activity planned for the ground floors of the property. Furthermore, the submission must include detailed information about the bidder, such as financial information, solvency, and details of any partners where applicable. Bidders must outline the financing and payment arrangements for the properties. When evaluating bids, as previously stated, particular consideration will be given to ideas that are considered to strengthen the operations and enhance the social life of the city centre. Enquiries about the property must be received by 12 noon on 15 November to the email address: hafnarfjordur@hafnarfjordur.is. Enquiries will be answered within four days. The deadline for tenders is 12 noon on Friday, 22 November 2024.
Alternative offer
Variation proposals are permitted, where bidders deviate from the detailed plan, e.g. by using the upper floors for a different purpose. However, all costs for any changes to the detailed plan will be borne by the bidder. Variation proposals will be assessed separately.

Tender deadline
Offers, together with all supporting documents, must be received by Hafnarfjörður Municipality, Strandgata 6, marked – Strandgata 1, Austurgata 4a and Austurgata 6 – by 12 noon on Friday, 22 November 2024. On the same day and at the same time, the tenders will be opened in the Council Chamber of Hafnarfjörður Town Hall in the presence of bidders who so desire.
