260 flats are being built at Vellina in Hafnarfjörður.

Accommodation for temporary work

To build 130 housing units with 260 flats on a 10-hectare site at Krýsuvíkurveg and Hvaleyrarveg in Hafnarfjörður. The flats are intended for temporary accommodation for staff on project-related work.

Stóli is building the flats for its sister company, Styrkás Fasteignir ehf. The development is planned to take place in two phases. In the first phase, 50 houses with 100 apartments will be built, and in the second phase, 80 houses with 160 apartments, making a total of 130 houses and 260 apartments. An agreement has been reached on the project, subject to the approval of the Hafnarfjörður Town Council.

There have been cases where people have lived in unacceptable conditions in premises not built for residential use, which can even be dangerous. With the development of Stólar, the supply of safe and affordable housing is rapidly increasing. It is important that people can create a good home for themselves while working in the country and register their home address in Hafnarfjörður,“ says Orri Björnsson, chairman of the town council of Hafnarfjörður.

Stólpi has for many years worked on the development and production of cost-effective and high-quality building units, and has, among other things, built nurseries and police stations from such units. The houses rising on the Krýsuvíkurveg are designed by Batteríið Architects and built with modular solutions from the Czech company KOMA MODULAR, which specialises in prefabricated construction.

Börkur Grímsson, CEO of Stólpi, says the company has for years been working on the development of house units for a variety of projects.

The collaboration with KOMA MODULAR and Batteríið Arkitekta ensures high-quality design and execution, and that Hafnarfjörður will receive housing solutions that reflect the social responsibility we want to demonstrate in practice,“ he says.

Stóli will oversee the ongoing work on the project, including construction and letting, and the City of Hafnarfjörður has authorised Styrkás Fasteignir to work on the planning of the area.

These are 35-square-metre units arranged two by two in semi-detached pairs, clad in steel cladding in earthy tones. Stólpi is overseeing the construction and will lease the accommodation to companies for their staff. The first units are scheduled to be completed in the latter half of 2027, fully furnished and compliant with all applicable building standards.

About the project

According to the agreement, the City of Hafnarfjörður grants Styrkás Fasteignir permission to prepare a planning statement and, subsequently, a detailed plan for the area. The planning statement is to be submitted by 1 October 2026, with the detailed planning proposal planned to be advertised for consultation in February 2027, and the planning process concluding in May 2027.

Lease agreements entered into on the basis of the agreement will be for 10 years, with the possibility of renewal. The units are also designed so that, at the end of the 10-year lease term, they can be removed and reused at another location, without extensive demolition or disposal. This is intended as a green step in the development of the area.

Furthermore, Styrkás Fasteignir is entitled to the allocation of plots in the area for the development of permanent residential housing, so that the investment in roads, paths and pipes continues to be utilised when the area enters permanent development.
