A natural gem on the southern slopes of Ásfjall
Ásland 4 is the newest development area in Hafnarfjörður. Ásland 4 is a residential district, a continuation of the neighbourhoods on either side, namely Ásland 3 and new residential districts in Skarðshlíð and Hamranes. Ásland 4 and Ásland 5 is currently the same area, with development being promoted under the name Ásland 4. The area is defined by Ásfjall, with Mógrafarhæð protruding into the area from the north, the residential area of Ásland 3 to the north-east, Ásvallabraut to the east and south, and new residential development in Skarðshlíð and Hamranes to the west.

Emphasis on low-profile detached houses
The main emphasis in Asland 4 is on low-density detached houses, bungalows, semi-detached and terraced houses. Emphasis is placed on the neighbourhood being interconnected by green spaces or tree belts. These belts will feature footpaths and numerous trees, providing shelter and a connection to nature. The planning and design of the neighbourhood place a strong emphasis on a holistic vision, sustainable development, a green aesthetic, and diverse outdoor spaces. The recreational areas at Hvaleyrarvatn are close by, as are the woodland plantations and diverse nature found throughout the town's uplands. One of the main objectives of the area's planning is to make good use of the unique southward views towards Helgafell and Lönguhlíðar.

Infrastructure and services in the area and surrounding residential areas
- Nursery schools in Hamranes, Skarðshlíð, Ásland and Ásland 4
- Primary schools in Hamranes, Skarðshlíð and Ásland, in addition to a planned primary school in the new Vatnshlíðar neighbourhood (the next new neighbourhood).

- On the Asland 4 plot, a designated area for retail and services is earmarked to serve Asland and Vatnshlíð in the future. A designated area for a primary and nursery school.
- The nearest shops, restaurants and services are at Tjarnarvellir, and there is also a short distance to amenities in other neighbourhoods.
- Open play areas will be located in the green areas of the plan.
- The area is connected to the main road network by two junctions, namely the central area's connection to Ásvallabraut near its northernmost point, and another to the west, closer to Grófarlæk.
- Dual carriageway Reykjanesbraut, a flyover junction at the Krýsuvíkur turning, and a new Ásvallabraut connecting a new residential estate to Kaldárselsveg.
- An accessible and safe network of streets and paths is designed to encourage a variety of transport modes. Emphasis is placed on good connections to nearby main roads and main routes.
- Path connections to the nearby residential area and Áslandsskóli.
- Two bus stops are planned on Ásvallabraut. The development will be within 800 m of the stops. Bicycle parking will be provided at the stops.
Applications for specific plots
Individuals have priority in the allocation of detached house plots, and only legal entities can apply for the terraced house plots. Applicants for detached house plots apply for specific plots on the My Pages section of the City of Hafnarfjörður website. If more than one individual has a valid application for the same plot, an application draw will be held in accordance with Article 5 of the General Rules of the City of Hafnarfjörður on the Allocation of Plots and Sale of Building Rights. Legal entities can apply for specific terraced house plots, and a draw will be held for each plot.

Applications must be submitted online, and it is important to submit all relevant supporting documents at the same time to ensure the application is valid.
- Individuals must submit a loan commitment/statement from a commercial bank or financial institution, or a valuation report, for 40 million króna.
- A legal entity applying for a terraced house plot must submit an annual account or a valuation from a commercial bank, together with a personal statement from the applicant confirming that they are able to meet the projected investment. In addition, the legal entity shall submit any other requested documents in accordance with section 2.1 of the general rules on plot allocation.
