The Town Board, on behalf of the Town Council, approved at its meeting this morning the layout of plots in Skarðshlíð for three- to five-storey blocks of flats, and that tenders will be invited for them. The new detailed plan provides for 26 multi-unit buildings with 231 flats, among suitable flats for families with children. Of these, the Icelandic Trade Union Federation is to be allocated a plot for 32 rental flats.
One of the most magnificent building plots in the capital region
Hafnarfjörður Town Council approved at its meeting in June to advertise proposals for an amendment to the 2013-2025 Master Plan for Hafnarfjörður, concerning a specific area in the Skarðshlíðar neighbourhood. No comments were received, and the planning changes were approved by the town council today. The change involves reclassifying part of the area from community services to residential, and the section designated for a health centre, nursing home, school and nursery will become a school and nursery. The area affected by the change is to the east of Hádegisskarðs, between Hraunskarðs and Apalskarðs. Concurrently, a change to the detailed plan for the Skarðshlíðarhverfi area was announced, which involves expanding the residential area into a zone designated for community services, enlarging the multi-family housing area, and altering its layout and conditions. During the review, design and development of the area, emphasis was placed on a holistic vision, sustainable planning, a green appearance and diverse outdoor spaces.
„Significant changes have taken place in recent years with regard to the development of the suburbs. Changes in economic affairs and societal changes have been calling for a rethink in urban development, with corresponding changes in planning within local authorities. The number of residents in Völlum, Hafnarfjörður, has increased significantly in recent years, which is a testament to the area's popularity. All amenities are within easy reach, access is straightforward, and natural gems are just around the corner. Significant population growth calls for development, and with these planning changes for the Skarðshlíð area, we wish to significantly expand the land designated for housing, thereby opening up future residential opportunities in a beautiful neighbourhood for more families and individuals.“ says Haraldur L. Haraldsson, Mayor of Hafnarfjörður.
Flats will become the centrepiece of the neighbourhood.
The Skarðshlíðar neighbourhood covers approximately 30 hectares and lies against the slope to the south and west of Ásfjall. The slope faces south and thus provides shelter from northerly and easterly winds. In the near future, once the newly approved plan has been formally published, tenders will be invited for up to seven plots for blocks of flats in the area. Another area higher up the slope is in the design and planning process, but this is intended for detached, semi-detached and terraced houses. The overall design of the Skarðshlíðar neighbourhood seeks to follow the principles of sustainable development and environmentally friendly planning, thereby creating a desirable living environment. The blocks of flats will be the focal point of the neighbourhood, and the development will then spread upwards the slope, with terraced and semi-detached houses at the bottom and detached houses further up where the gradient is steeper.
Today, around 5,500 people live in Völlunum, most of whom are aged between 21 and 40.
